Buying a home with an ITIN

Millions of people pay US taxes using an Individual Taxpayer Identification Number, and a great many of them assume homeownership is closed to them. It is not. ITIN lending exists, it is legitimate, and it closes.

What an ITIN loan is

An ITIN mortgage qualifies you on your tax identification number rather than a Social Security number. The lender is underwriting the same fundamentals as any other file — can this borrower repay, and is the property worth what is being financed.

These are portfolio products rather than agency-backed ones, which is why fewer institutions offer them and why a brokerage with a wide lender network matters more here than almost anywhere else.

What strengthens the file

Consistency is the theme. Lenders in this space want to see a settled pattern rather than a snapshot.

  • A steady filing history under the same ITIN, ideally several consecutive years.
  • Documented, traceable income — deposits that match what was filed.
  • A record of paying housing costs on time, even where that was rent.
  • Savings that survive the transaction rather than being entirely consumed by it.

What about privacy
