Homeland Financing respects the sensitivity of the information you share when you apply for or enquire about a mortgage. This policy explains what we collect, why, who we share it with, and the choices you have.

Who we are

Homeland Financing is a mortgage brokerage located at 999 Oakmont Plaza Dr, Ste 600, Westmont, IL 60559, operating as a net branch of NEXA Mortgage, LLC (NMLS #1660690). References to "we", "us" and "our" mean Homeland Financing and, where applicable, NEXA Mortgage, LLC.

Information we collect

Information you give us directly: your name, phone number, email address, property ZIP code, estimated property value, mortgage balance, outstanding debts, employment and income details, and anything else you choose to tell us in a form or on a call.

Information collected automatically: IP address, browser and device type, pages viewed, referring URL, and campaign parameters (such as UTM tags and advertising click identifiers) that indicate how you reached the site.

Information from third parties: where you proceed with an application, credit reporting agencies, employers, financial institutions and property data providers, as authorised by you during the application process.

The interactive calculators on this site run entirely in your browser. The figures you enter are not transmitted to us unless and until you submit a form.

How we use your information

To respond to your enquiry and contact you about mortgage products and services; to evaluate which loan programs you may qualify for; to submit applications to lenders on your behalf with your authorisation; to comply with lending, licensing, anti-money-laundering and record-keeping obligations; to measure and improve our marketing; and to detect and prevent fraud or abuse of this website.

We use campaign and analytics data — including sending conversion events to Google Analytics and to Meta's Conversions API — to understand which advertising produces enquiries. Where that data is transmitted to advertising platforms, direct identifiers such as your email address and phone number are cryptographically hashed before transmission.

Text messages and calls (TCPA)

If you tick the consent box on any form, you provide express written consent to receive marketing calls, text messages and emails from us and from NEXA Mortgage, LLC at the number and address you supplied, including through automated technology, artificial or prerecorded voice, and AI-generated voice. This consent is not a condition of purchase.

Message and data rates may apply. You can opt out of text messages at any time by replying STOP, and out of marketing email using the unsubscribe link in any message. Opting out of marketing does not stop transactional messages about an application already in progress.

We keep a record of the exact consent language shown to you at the time you submitted, together with the state of the checkbox and a timestamp.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third party. Information may be shared with the subcontractors who deliver our messages solely so that those messages can be sent, and for no other purpose.

How we share your information

With NEXA Mortgage, LLC and with wholesale lenders and investors, in order to obtain loan options and place your loan.

With service providers who act on our instructions — hosting, database, email and SMS delivery, analytics and customer relationship management. They may use your information only to perform services for us.

With credit bureaus, title and escrow companies, appraisers and insurers, as required to process an application you have authorised.

Where required by law, regulation, subpoena, or to protect our rights, and in connection with a merger, acquisition or sale of assets.

We do not sell your personal information for money.

Cookies and tracking

This site uses cookies and similar technologies for essential functionality, analytics (Google Analytics 4 via Google Tag Manager) and advertising measurement (the Meta pixel). Advertising click identifiers may be stored to attribute an enquiry to the campaign that produced it.

You can control cookies through your browser settings. Blocking analytics and advertising cookies will not prevent you using this site or submitting a form. Most browsers also offer a Global Privacy Control signal, which we honour where required by law.

Your rights

Depending on where you live, you may have the right to request access to the personal information we hold about you, to request correction or deletion, to opt out of targeted advertising or the sharing of personal information, and not to be discriminated against for exercising those rights. Residents of California, Virginia, Texas and several other states have specific statutory rights.

Financial institutions are also subject to the Gramm-Leach-Bliley Act, which governs nonpublic personal financial information and requires us to provide a privacy notice describing our information-sharing practices. Certain information collected during a loan application is subject to GLBA rather than state consumer privacy laws.

Security and retention

We use administrative, technical and physical safeguards designed to protect your information, including encryption in transit and access controls limiting who can view lead and application records. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

We retain enquiry and application records for as long as needed to serve you and to satisfy lending, licensing and record-keeping requirements, which for mortgage records is generally several years after the file closes.

Children

This site is not directed at children under 16 and we do not knowingly collect personal information from them.

We may update this policy from time to time. The date at the top reflects the most recent revision. Material changes will be posted on this page.
