VA IRRRL Streamline
A streamlined refinance built for veterans already in a VA loan.
The Interest Rate Reduction Refinance Loan is the VA's streamlined refinance. It exists specifically to make refinancing an existing VA loan simpler than the original purchase was — typically with reduced documentation.

Who this is for
- Veterans currently holding a VA-backed mortgage
- Borrowers who want to move from an adjustable structure to a fixed one
- Anyone who found their original VA loan process painful and expects the same again
What stands out about VA IRRRL Streamline
Streamlined documentation
The IRRRL is deliberately lighter than a full refinance. Less paperwork is the design, not a favor.
Often no new appraisal
Many IRRRLs proceed without a fresh appraisal, which removes the single most common source of delay.
Structure changes
Moving from an adjustable to a fixed structure is one of the most common and sensible reasons to use it.
Handled by VA specialists
We do these regularly. The process should be boring, and with us it generally is.
Common questions
The things people
actually ask.
- Do I have to refinance with my original lender?
- No. You can use any VA-approved lender, and you should shop it the same way you would shop anything else.
- Can I take cash out with an IRRRL?
- No. The IRRRL is not a cash-out product. If you need equity access, we would look at a VA cash-out refinance instead.
- How fast does it move?
- Faster than a purchase, generally. The reduced documentation requirement is what makes the difference.

“As a veteran, I've dealt with a lot of lenders who don't truly understand VA benefits. Homeland made the process seamless. No stress, no hidden fees, just total respect for my service.”
